Register through your agent
The step people get wrong, and it cannot be undone. Most builders only recognize your agent if they are with you the FIRST time you visit. Walk in alone and you may have given up your representation for that community.
-
The lender question
Builders usually have their own lender and attach their best incentive to using it. Get one outside quote as well. You can still take theirs; look first.
-
The contract is theirs
When your deposit stops being refundable, what happens if the build runs late, what happens if the appraisal comes in under, and what you may walk away from. All of it is in the paperwork.

Yes, you still want an inspection
On a brand-new house, from an inspector who works for you and not for the builder, before the walkthrough. New does not mean finished correctly.
The towns I know best.
Choose a town and ask Fanny about it.
What new-construction buyers ask.
New construction or resale?
New means everything is under warranty and the builder may cover part of your closing costs, but you wait for it and the contract is theirs. Resale means you move in sooner and can negotiate on the inspection, but the roof and the air conditioning are yours from day one.
Why is the association fee such a big deal here?
Because in the newer South Dade communities it is a real part of the monthly payment, and the lender counts it when deciding what you qualify for. Two houses at the same price can be hundreds of dollars a month apart once it is in.
What about homeowners insurance in Florida?
It is one of the first things to price. Leave it to the end and it can change the whole budget. It varies enormously with the age of the roof, the windows and the construction, which is one real advantage a new house has.
