Start with the numbers.
Fanny is a real estate agent. She is not a lender. Nothing here is a loan offer or an approval, and every program described has conditions set by whoever runs it. They change, and they are not automatic.
Four kinds of help.
-
Loans built for a first purchase
Loan types that ask for far less down than the twenty percent everyone has in their head.
-
Down-payment assistance
Money toward the down payment or the closing costs, from a state, county or non-profit program.
-
Builder incentives
What a builder offers to move inventory. It changes month to month, so somebody has to watch it.
-
Who you work for
Teachers, nurses, first responders, veterans and public employees often have programs of their own.
The towns I know best.
Choose a town and ask Fanny about it.
What first-time buyers ask.
How much do I need for the down payment?
Less than most people assume, and the honest answer depends on the loan you qualify for. All of these programs have conditions and all of them change. The way to get a real number is a twenty-minute conversation and a call with a lender. A web page cannot give you one.
What is debt-to-income, and why does everyone ask about it?
It is what you owe every month measured against what you earn every month before tax. It decides how much a lender will approve, more than your savings do. It is also the number you can most easily move.
Can I buy if I am not a US citizen?
Yes. There is no citizenship requirement to own property in Florida. What changes is the financing: some programs require a Social Security number and permanent residency, while other lenders work with an ITIN, usually on different terms. That is a question for a lender, and it is the first call to make.
Talk to Fanny.
In Spanish or in English. No obligation, and nothing to decide on the first call.
